Short answer

Visit with the approved layout plan in hand. Find your plot number, check its boundaries and road access, and compare each amenity the society lists with what exists on the ground today. Photograph everything and keep the date.

At the gate

  • Ask to see the layout approval and the plan. Check that the plan shows your plot number.
  • Note whether the entrance, roads and boundary match the plan.

At your plot

  • Locate the boundary stones or markers and measure the sides.
  • Check road width and access to the plot, not just to the layout.
  • Look at the ground level, drainage and any trees, structures or disputes on or near the plot.

Amenities the society lists

Compare each listed amenity with what you can see now. Mark each as built, under construction, or not started, and ask when the rest will be delivered.

Around the layout

  • Time the drive from the layout to the places that matter to you. See how to measure the drive time.
  • Check the nearest water and power arrangements.

Take dated photos and keep notes. If what you see differs from the listing, ask for the explanation in writing.

Questions people ask

What should I carry?

A printed copy of the approved layout plan, a measuring tape or app, a phone for dated photos and GPS, and your questions written down.

Should I go alone?

Better with someone who can ask questions while you observe, ideally the person who will read the legal documents.

What if amenities are not built yet?

That is normal for a new layout. Ask which are committed, in which phase, and where the commitment is written.
