10 questions to ask before paying a booking amount on a plot
- Last updated
- 4 November 2026
Before paying any booking amount, ask whether it is refundable, which plot it reserves, what it counts toward, and which documents you can read first. Get the answers in writing, and have a property lawyer review the agreement before you transfer money.
Ten questions, in order
- How much is the booking amount, and does it count toward the first instalment?
- Is it refundable, in full or in part, and until when?
- Which exact plot number does it reserve, and is the plot shown on the approved layout plan?
- Can I read the layout approval, the conversion order, the registration details and the society bye-laws before I pay?
- What is the date or milestone for each of the four instalments?
- What happens to my money if the project is delayed past the listed 30 to 36 months?
- What do the membership fee of Rs 2,600 and the building fee of Rs 1,000 cover, and are they in the price?
- Who pays stamp duty and registration?
- Will I get a receipt naming my plot for every payment?
- Can the society put all of this in one written agreement that my lawyer can read?
Do not let a deadline or a discount that expires today rush you. A genuine plot will still be there after your lawyer has read the documents.

Questions people ask
Is a booking amount always refundable?
No. It depends on what the booking form or agreement says. Ask for the refund conditions in writing before you pay.
Can I pay a booking amount in cash?
Avoid it. Pay by bank transfer to the account of the society, and keep a receipt that names your plot and the amount.
Does the society list a booking amount?
The listing for Serene Greens gives the plot rate, the four-instalment schedule and two fees. It does not state a booking amount, so ask what is required and when.
